Legal
Owner terms
Version 1.1 · Last updated: October 6, 2026
Applies to: Owners and landlords publishing a property, in addition to the terms and conditions.
Limitations of liability apply only to the extent permitted by law.
1. Role of CostaCasas
CostaCasas sells advertising space and visibility on the platform. CostaCasas is not the landlord, not the operator of the home, and not a party to the rental agreement between you and the tenant.
2. Your representations
By publishing a casa, you represent that you:
- are entitled to rent out the home;
- provide correct information, photos, capacity, amenities and location details;
- state correct prices;
- keep availability correctly up to date, where applicable;
- hold the required permits and registrations;
- comply with local, regional, national and European regulations;
- are responsible for taxes and levies on the rental;
- have appropriate insurance where legally or contractually required;
- are responsible for the safety of the home;
- do not publish misleading information;
- do not infringe the rights of third parties.
3. Declaration upon publication
When publishing, you accept the following declaration: “I declare that the information I have provided is correct and up to date and that I am entitled to offer this accommodation.” CostaCasas retains the date, time, user and version of this declaration.
4. Paid listings
A paid package (Basic, Premium or PRO) or a featured placement is not a quality guarantee, not a rental guarantee, not a safety certificate and not a legal approval of your home.
5. No rental guarantee
CostaCasas does not guarantee that your home will be rented out, that you will receive inquiries, or any particular number of visitors, bookings, revenue or return. This also applies to Premium and PRO listings.
6. Review, restriction and termination
CostaCasas may refuse, temporarily hide, suspend or remove listings for objective reasons, such as fraud, illegal or misleading content, safety risks, spam, repeated violations, non-payment, false identity or abuse. As a business user you will receive a reasoned notice of this and may lodge an appeal via the complaints procedure.
7. Legal review
A legal review by CostaCasas relates only to the items that were actually checked. You remain fully responsible yourself for compliance with applicable regulations.
8. Availability calendar
You are responsible for keeping the availability of your home correct, for linking the right external calendars (iCal) and keeping those links working, and for preventing double bookings. CostaCasas displays availability technically, based on the information you enter and the data received from linked calendars. External calendars are synchronised periodically, not in real time, so changes on other platforms may appear with a delay. CostaCasas does not guarantee that the displayed availability is up to date at every moment. To the extent permitted by law, CostaCasas is not liable for damage caused by delays or errors in synchronisation or by incorrect information supplied by you or by external calendar services; rights that cannot be excluded under mandatory law remain unaffected. Publicly, only whether a date is available or not is shown — never guest names, contact details, booking references, notes, reasons or sources of a block.
9. Payment links and reminders
You may add a payment provider name, payment instructions and secure (https) external payment links, in general or per payment (advance, balance, deposit or other) of a rental agreement. You are responsible for correct amounts, currencies, due dates, links and instructions, and for using a payment provider and account you are entitled to use. Never enter passwords, API keys, card data or bank login details. Guests pay you directly or via your provider; CostaCasas does not receive, hold or transfer these funds and does not verify payments. When you mark a payment as received, partly received, failed or refunded, that is your own report and is logged. Automatic reminder emails are sent to the guest according to the schedule you set and stop when the payment is marked received or reminders are switched off. Do not report a payment as received unless it actually was.
10. Reviews
After a stay with a signed rental agreement, you and the guest can review each other from the departure date up to and including day 14 after it, as set out in the Review Policy (/reviewbeleid). Guest reviews you can see are confidential: use them only to assess a contact request or rental with that guest, and do not copy, publish or share them.
