Tenant terms

Version 1.1 · Last updated: October 10, 2026

Applies to: Tenants, in addition to the terms and conditions.

Limitations of liability apply only to the extent permitted by law.

1. Role of CostaCasas

CostaCasas is an online platform that connects tenants and owners/landlords with each other. The rental agreement arises directly between you and the owner/landlord. CostaCasas is not a party to that agreement, unless CostaCasas later expressly assumes a different contractual role.

2. Your responsibilities

As a tenant you are responsible for:

  • correct personal details;
  • correct travel details;
  • a correct number of guests;
  • complying with house rules;
  • complying with the arrangements made with the owner;
  • timely payment made directly to the owner, where applicable;
  • damage caused by yourself or by persons for whom you are responsible;
  • complying with local legislation;
  • checking the information before entering into a rental agreement.

3. Information in listings

The information in listings is largely provided by the landlord. Where CostaCasas has checked something itself, this is explicitly stated, with the date and the item that was checked (see the verification policy). Always verify important details directly with the landlord. The availability calendar on a listing is an indication, not a guarantee. It is based on information from the landlord and on linked external calendars, which are synchronised periodically and may be delayed or contain errors. Always confirm availability with the landlord before you book or sign an agreement.

4. Payments and deposit

You agree the rental price, deposit, cleaning costs and cancellation terms directly with the landlord. CostaCasas does not receive, hold or transfer rental payments or deposits. If a rental agreement shows a payment link or payment instructions, these were entered by the landlord: the payment goes directly to the landlord or the external provider the landlord chose. Before paying, check the recipient, amount, currency and due date on the provider's page. Clicking a payment link does not confirm a payment, and a status such as "reported as received by owner" is the landlord's own report, not a confirmation by CostaCasas. CostaCasas offers no payment protection, escrow or chargeback service. You may receive automatic payment reminders by email according to the schedule the landlord set; they stop when the payment is marked received or reminders are switched off. Disputes about payments, refunds, deposits or cancellations are settled between you and the landlord under the agreement and applicable law.

5. Cancellation

Cancellation terms are set by the landlord and agreed mutually. CostaCasas does not apply its own cancellation policy for rental agreements, as CostaCasas is not a party to them.

6. Reporting problems

Do you notice misleading information, fraud or a safety issue? Report it via the complaints procedure or the report button. CostaCasas reviews reports but cannot resolve disputes between tenant and landlord. After a stay with a signed rental agreement, you and the landlord can review each other from the departure date up to and including day 14 after it. How reviews, guest reputation and moderation work is set out in the Review Policy (/reviewbeleid).
