Rental agreement tool

CostaCasas provides a tool that allows owners and guests to create a rental agreement for their stay.

Version 1.1 · Last updated: October 14, 2026

Applies to: Owners and guests who use the rental agreement tool.

Limitations of liability apply only to the extent permitted by law.

1. What the tool does

The tool helps an owner and a guest record their arrangements in one clear document: the property, the parties, the rental period, prices, deposit, conditions and signatures. The owner prepares and signs the draft first; the guest then reviews it in their CostaCasas account and can sign or decline it. Both parties can download the signed document as a PDF.

2. Who the parties are

The rental agreement is concluded between the owner and the guest. CostaCasas is not automatically a party to this agreement and is not the landlord, manager or guarantor of the accommodation.

4. Your own responsibility

The parties are themselves responsible for checking the content of the agreement and for making sure it complies with the mandatory local legislation that applies to the property and the stay, including any rules on holiday rentals, deposits, tourist taxes and registration of guests. Where in doubt, seek advice from a local legal professional.

5. Electronic signatures and evidence

Both the owner and the renter must provide their full name and draw their own electronic signature in the signature field. The date and time of signing are recorded. A typed name alone does not complete the signing process. The owner signs first, followed by the renter. The contract is marked as fully signed only after both required signatures have been completed. This is a simple electronic signature. It is not a qualified electronic signature within the meaning of the EU eIDAS Regulation. For each signature, CostaCasas records the signer's name and email, the signing time, the IP address and browser information, and a SHA-256 fingerprint (hash) of the exact contract version signed. Versions, signatures and an audit log of actions cannot be modified afterwards. Whether an electronic signature has the same effect as a handwritten one depends on the applicable law, the available evidence and the circumstances; this is not guaranteed in every situation.

6. Payments

Rent, deposits and other amounts in the agreement are paid directly between the parties. CostaCasas does not receive, hold or transfer rental payments or deposits and offers no payment protection or escrow. The owner may add external payment links and instructions; clicking a link does not confirm payment, and a payment status marked by the owner is the owner's own report, not a verification by CostaCasas. Automatic reminder emails may be sent according to the schedule the owner set. See the renters' and owners' terms.

7. After signing

A signed agreement is locked and cannot be changed silently. If the parties want to change something, a new linked agreement is created and must be signed again. Agreements and their evidence are kept as described in the privacy policy.
